    We have a combined 35 years of owning, managing, and maintaining apartment complexes, single-family homes, and multi families.

  • Have you ever owned rental property?

    Our company has owned and managed more than 400 units.

  • Which types of properties and neighborhoods do you specialize in?

    We manage Single-family and Multi-Family units in the greater Columbus area. However, we do not manage facilities that require onsight management.

  • What are the management fees?

  • What is included in the fees?

    We manage all aspects of your investment property from Tenant Management, Leasing, Maintenance coordination as well as timely Owner communication and reporting.

Maintenance & Tenant Relations

  • What is your philosophy on deferring maintenance vs. solving the problem immediately?

    Deferred Maintenance leads to dissatisfied tenants and eventually vacancy. We like to make tenants feel heard and cared for so they stay longer and keep you as an owner from experiencing the most expensive part of rental pain.....vacancy.

  • What is your time frame for responding to tenant communication?

    Phone calls to our service team are handled 24/7 to ensure you have a trained service technician handling your tenant’s service request. Typically, these calls are handled and closed out 20% of the time. If it is considered an emergency. We will schedule someone immediately. If it is not an emergency, we will handle it in the priority it is categorized.

  • What is your time frame for resolving maintenance requests?

    Depends on the severity of the call. Emergencies have our #1 priority and are dispatched immediately from our team or our partners. If it is a nonemergency, it will be placed in a queue and handled accordingly

  • Do you troubleshoot with tenants when they call for repairs?

    Absolutely, we troubleshoot 24/7 and have a 20% success rate. This is one of our distinguishing traits. It saves you money and the tenant a headache.

  • How do you market properties?

  • How long does it take to turn a vacant property?

    This truly depends on the condition of the property. We inspect all properties before the tenant moves out and give them a list of items they need to do before moving out. This minimizes the work that needs to be done to make the space ready for a new tenant and maximizes their chance of getting their security deposit back. Typically we are ready to rent your home again in 5-7 days.

  • Do you try to get top dollar for rent or prefer a value play?

    We find that many of the best tenants are looking for good value. We like to be just under the top rents in the neighborhood so potential tenants value the place and stay for a long time to minimize the most expensive part of owning an investment property…vacancy.

  • Do you show the house while the current tenant is in the home?

    No. However, we do list before it is available to gather a waitlist of potential tenants to hit the ground running when the house is available.

  • How do you determine to raise rent or keep it the same?

    We rent in many neighborhoods, so have direct experience with what market rents are. We compare that knowledge with several websites to confirm potential rents

  • When do you recommend lowering rent to fill a vacancy?

    We usually move rent weekly based on activity.
